Rentals

Rental contracts, deposits, and TM30 for Pattaya tenants.

Renting in Pattaya

Finding a house or condo in Pattaya is straightforward — any visa type can rent long-term legally. Standard leases run 6–12 months with upfront deposits as the norm.

Standard upfront costs

What to budget before move-in day.

Upfront payment

Thai standard: 2 months deposit + 1 month rent in advance (three months total before move-in). Deposit must be returned within 30 days after move-out if there is no damage.

Water & electricity

Insist on government rates (MEA/PEA electricity and municipal water billed directly). Some landlords surcharge 2–3× — confirm before signing.

Common area fees (CAM)

Under typical Thai practice, annual common-area fees are the landlord’s responsibility — not the tenant’s. Clarify in writing.

Documents you need

Thai rentals are simpler than in many Western countries.

  • Passport — clear photo page
  • Valid visa — tourist visas can rent; long-stay visas (Non-O, Non-B, LTR) make TM30 and banking easier.

Note: Usually not required: credit bureau reports or bank statements (except for luxury high-end rentals).

Lease agreement checklist

Protect yourself before signing — especially on move-out.

Bilingual contract

Thai and English side by side — specify which language prevails if there is a dispute.

Maintenance clauses

Who pays AC cleaning (often tenant every 6 months or split)? Who covers aging pipes/appliances? Write it clearly.

Building rules

Most Pattaya condos prohibit pets and restrict noise after set quiet hours — confirm before you sign.

TM.30 — do not skip this

The #1 reason expats cannot extend visas or open bank accounts.

When a foreigner moves in, the landlord must report the address to Immigration within 24 hours (TM.30).

Before signing, ask clearly: "Will you file TM.30 for me?" You need the receipt for visa extensions and many bank accounts in Pattaya.

Frequently Asked Questions

Frequently asked questions — Rentals

How do I get my deposit back?

Give notice per contract, clean professionally, joint move-out inspection with photos. Deposit must be returned within 30 days if no damage.

What if my landlord refuses TM.30?

Do not sign until they agree in writing. Without TM.30 you may fail visa extensions and bank KYC in Pattaya.

Can the landlord charge extra for electricity?

Yes, some units surcharge 2–3×. Insist on MEA/PEA government billing or a fair per-unit rate in the contract.

Should I use a rental agent?

Agents save time and know foreign-friendly buildings. Confirm who pays the fee before viewing.

Rent first or buy a condo?

Most expats rent 6–12 months to learn areas, then buy if foreign quota is available.
